I evaluate small industrial property opportunities in the Richmond–Petersburg region as an independent investor. I am drawn to useful buildings with a business case I can explain plainly: who the property can serve, what condition it is in, and which commitments would be needed to make the plan work.

My process is selective. I review the available records, test the assumptions behind the numbers, and engage specialists where the building raises questions outside my expertise. An unanswered question is a reason to investigate, not a fact to fill in. I prefer a realistic view of cost and timing to a polished forecast that depends on everything going right.

I work with brokers, analysts and building consultants on specific opportunities. I invest independently and do not represent a brokerage or other members of the RZ3 community. Good collaboration, for me, means clear scope, candid findings, and enough time to make a considered decision.
